How to read a CDA housing-scheme record

CDA publishes a public entry for each private housing scheme it regulates. Each entry shows the scheme’s zone, the road it is grouped under, its area, its owner or sponsor, and its current status.

  1. Match the exact nameGulberg Greens is recorded as “Gulberg Greens Farm Housing Scheme”; Gulberg Residencia as “Gulberg Residencia (IBECHS Ph-III) Housing Scheme”.
  2. Read the statusCheck whether the layout plan (LOP) is approved and whether an NOC has been issued, with their dates.
  3. Open the documentsPlans, deeds and notices are listed with dates. Read any dated after you last checked.
  4. Cross-check the directoryCDA also publishes a separate list of illegal private housing schemes, useful when researching any scheme name.

Who regulates what in a private scheme

Official recordBased on CDA’s published explanation:

  • CDA regulates planning and development of private schemes and, since 2018, exercises building control in them.
  • The Registrar of Co-operative Societies, ICT Administration handles registration, administration, finances, elections, AGMs, allotment and auction of plots, and audits of co-operative housing societies.
  • SECP regulates schemes run by private limited companies.
  • The scheme sponsor makes plot allotments and transfers; CDA states it has no check or involvement in these.

Reading layout plans and older maps

Use the most recent plan document on the CDA record as your baseline. Treat brochure maps, screenshots and undated block maps as orientation aids. When two maps disagree, the approved or revised plan on the official record takes precedence. A step-by-step method is on the Maps page.

Checking whether information is current

  • Look for a date on the statement itself, not just on the page.
  • Prefer information that names its source.
  • Re-check the CDA record for new documents before relying on an older summary, including this one.
  • Be cautious with figures such as development percentages that have no date or source.
