Gulberg Residencia Development Status and Rates

Many believe that property rates here are far from their optimum value and that’s because Gulberg Residencia is also far from being fully developed. Here is an update on what’s up in the society in terms of development work and market demand.

Development status

If you have been following our updates on Gulberg Residencia and keenly monitoring property rates, you must have noticed that demand here has been high for certain blocks and mostly lukewarm for the remaining ones. This is because the project is being developed in parts due to the developer’s main focus on handing over Gulberg Greens, which is about 85% developed.

the developer’s focus will shift to completing the pending work in Gulberg Residencia. That could take the next 6 months.

At the moment, development work is being carried out in Blocks A, P, and Q. These are also the blocks our sources believe can be potentially rewarding for investment.

Market trends

As revealed by agents operating in Gulberg Residencia, demand for plots is noticed higher for Blocks E, F, H, I, J, K, L, R, P, and Z. Some of these blocks are located close to the recently auctioned Block D Markaz, others enjoy advanced development status, and some are appealing to buyers for having none to limited land pockets.

Among the plots sold lately, the transaction volume is higher for 7-marla and 10-marla residential plots. This simply suggests that the active buyers are genuine buyers looking to construct their houses in the near future or the medium term investors willing to play only safe. We are inclined to think this because property-flipping practice is absent here. In addition, the buyers often pick the blocks and plots where development work is expected to be completed in the near future.

What kept the demand high?

The main factor that triggered the demand was the launch of Block D Markaz, which despite the overall dull market conditions was sold out soon after its launch some three months ago. The situation on ground also looks promising as development work on around four commercial units have already started off.

With Block D Markaz becoming operational, living in Gulberg Residencia will become a practical idea for many. The immediate impact of its launch was seen on the blocks located around it, where the demand has been the highest for plots ready for possession.

Litigated blocks

You should read our last blog to have a look at the status of litigated land in Gulberg Residencia. The only thing that changed in these months is that the developer has completed the land acquisition process for Block K.

When market activity remained low, Gulberg Greens was the location in Islamabad that promised high returns. Roshan Heights garnered a lot of attention from buyers and investors and therefore the prices of property here have increased and continue to do so.

Exploring the ins and outs of Islamabad’s Gulberg Residencia

The vicinity of under-construction Islamabad Expressway is destined to become hotcake among potential investors in the due time. Gulberg Residencia is among these societies. However, real estate investment volume has gradually dropped in the course of last couple of weeks.

Litigation

More than 50% of the project’s land is in litigation. While the developer is busy fixing the issue, the fact remains that they don’t have complete possession of land in many blocks. Blocks I, J and E are the only blocks where the developer has acquired and developed 100% land with possession available. Naturally property rates in these blocks is also higher. In addition, many plot owners are also constructing their houses in the mentioned blocks.

In blocks L and V, the developer has acquired and developed about 50% and 75% of the area respectively. Block A and G are 20% cleared and developed. Major litigation issues prevail in Block H, K, M, O, and P while 50% land is available for Block N. In blocks B, F, Q, R, S and T, the developer has acquired 100% land but have carried out no development so far.

Slow Pace of development

Due to litigation issues, the pace of development work in the project is slow. The increased real estate activity witnessed during the last two months was due to the construction of Gulberg Interchange and the bridge that connects Gulberg Greens with Gulberg Residencia. Interesting thing to note here is that, in terms of development work pace, the opposite is seen in Gulberg Greens – an exclusive farmhouse project targeting the end users from upper class.

I have learnt that the developer is looking to offer possession for plots in Block B, F and R in the coming three months. So property rates in these blocks can go up. Furthermore, the auction of commercial plots in Block D Markaz, which is the commercial sector of Gulberg Residencia, is also planned in June this year.

Where to invest?

If you have enough capital, you can wait for the auction of commercial plots in D Markaz. If playing big is not your cup of tea, you can opt for buying residential plots in Block B, F, R and P (only in the developed part). My sources claim that 1 kanal residential plots in Block P could fetch better gains in the short to medium term.

Gulberg Greens & Residencia by IBECHS

Introduction
Gulberg Housing Scheme Islamabad, also known as IBECHS Phase 3, is a housing scheme by Intelligence Bureau Cooperative Housing Scheme (IBECHS). Located at the prime location of main Islamabad Expressway near Airport Chowk, it is potentially the kind of investment you have been looking for. This project is currently under development while some blocks are now fully developed and ready for possession.

The project was launched in 2005 and in 2009 its NOC from CDA was approved with Ref# “CDA/PLW-HS(127)/2009/257”. The MOU with IESCO and SNGPL were also duly signed. Development work on the project started in 2009.

Almost 75% development work has been completed till date. If you happen to visit Gulberg, you will be appreciate the pace and quality of development work in progress whether in Greens or Residencia.

About IBECHS
IBECHS is a welfare organization working for the shelter requirement of the IB employees and it is mandatory for the management committee members to comprise of the serving IB employees only. It has its head office located in Blue Area Islamabad.It has a history of housing development by the name of IBECHS Phase 1 & later IBECHS Phase 2 which is also known as Pakistan Town located near PWD. After the successful completion of earlier Phases, IBECHS launched its mega project by the name of Gulberg Islamabad in 2005, which is spread over thousands of Kanals of lush greenery of Islamabad.

Project Location
Gulberg Islamabad is ideally located on Main Islamabad Expressway at the intersection of Islamabad Zone iV and Zone V, with easy access to Islamabad and Rawalpindi.

Location is the most attractive part of Gulberg as its distance from Benazir International Airport is about 3 KM and it is about 11 KM from Islamabad Club. Farm Houses are located just at the entrance from Islamabad Highway, whereas the residential plots are located at around 6 to 7 KM ahead after the Gulberg Greens ends, where it is connected to Gulberg Residencia through a bridge which is currently under construction.

 

Gulberg Greens (Agro Farm Houses)
Gulberg Greens is the Agro Farm Housing Scheme located at Mouza Koral in Zone-IV of Islamabad on Main Expressway. Gulberg Greens is all about living in luxury of planned greens & wooded parks with innovative town planning where everything is located at walking distance. The area consists of thousands of Kanals of rich greens land. It is divided in 6 blocks, i.e. Executive,A,B,C,D and E blocks.

Gulberg Residencia

Gulberg Residencia is located about 6 to 7 KM off the Islamabad Highway. A 220 ft wide Gulberg Expressway connects Gulberg Greens with Gulberg Residenciathrough a bridge that is under construction at present. The revised layout plan was approved by CDA in 2010 & NOC was issued in 2011.

 

 

The project is spread over 15000 kanals of land comprising of 10,000 residential plots. The project is divided in 21 blocks from A to V, excluding U. D is the commercial block of Gulberg Residencia which is fully developed already while remaining 20 blocks are residential. Plots of different sizes are available ranging from 200 Sq.Yards, 272 Sq.Yards, 356 Sq.Yards, 500 Sq.Yards and 1000 Sq.Yards.

Gulberg is all set to develop a new Blue Area along the Gulberg Expressway passing through A & B blocks of residencia leading towards Commercial D Block.

The principal consultant firm responsible for the development of Gulberg Islamabad isUrban Planning & Design (PVT) Limited (UPDL) which is making head-on progress towards completion of the project before the estimated time-frame. UPDL is responsible for the town planning, engineering design and supervision of development work.

Four Blocks have been given possession of plots so far, i.e. Block E, Block F, Block G and Block J. Block I is nearly developed too and close to possession. Parts of H, O, V, T, and L blocks are also developed now. Gulberg is developing land at various blocks including A & B simultaneously as you will find asphalt or paved streets and roads in many blocks.

Block V is close to Naval Anchorage, and it is expected to have an access gate from Naval Anchorage as well as shown on its map.

Commercial plots of Gulberg Residencia are not launched yet, so investors have this major investment opportunity to grab commercial plots as soon as these are launched at various locations of Gulberg with flexible payment plan.
